TENANT FEES

We are proud to be members of ARLA; NALS; and have an operational client money protection scheme as part of our membership of the National Federation of Property Processionals. We are also a registered “Safe Agent” and subscribe to that organisation’s client money protection scheme.

Please note that we require one month’s rent in advance and a sum equal to six weeks rent as a security deposit on our properties together with a guarantor who must be a UK property owner.

We also require as a matter of standard policy:

  • An administration fee of £144.00 (per applicant) this includes referencing and preparation of the tenancy agreement.
  • A credit search fee of £24.00 per person (including guarantor).
  • A guarantor land registry search fee of £12.00.
  • A check out fee (dependent on the size of the property which we shall agree with you at the outset).

Our holding deposit is £200.00 (CASH) for each person who will be occupying the property. This will then be deducted from the overall total when you sign up for the property and you pay the balance.

MANAGEMENT FEES FOR LANDLORDS

Full management
12.5% of the monthly rent plus VAT. This includes finding a tenant, preparation and execution of an assured shorthold tenancy agreement, reference enquiries/credit checks, ingoing schedule of condition with photographic evidence, collection of rent, dealing with minor repairs & maintenance issues and an outgoing schedule of dilapidations at the end of a tenancy.

Let only
7.5% of the annual rent plus VAT. This includes finding a tenant, preparation and execution of an assured shorthold tenancy agreement, reference
enquiries/credit checks and ingoing schedule ofcondition with photographic evidence. The deposit will be passed over to the landlord to protect in a Tenancy Deposit Scheme of their choice.

Tenant Deposits
We are registered with The Deposit Protection Service (DPS). Managed tenancies deposits are held by the DPS. There is no charge other than our handling fee of £10 plus VAT.
